Construction Project Management40

1. Function as Project Manager on assigned projects, with prime responsibility for all aspects of Construction Project Management, including interfacing with outside architects and contractors, and with other staff professionals within FM&P and on campus, fully communicating and delivering the programmed scope of the proposed new construction or renovation work. 2. Function as liaison with the campus customer during the duration of projects, communicating information relating to scope, budget, and schedule. Facilitate customer participation in all stages of the project. Provide customers with regular updates of project status and project delivery for all phases of the project. (E)
3. Provide technical advice and assistance to various staff within FM&P and on the campus regarding potential impacts to utility infrastructure, systems, and code compliance issues involved in proceeding with the design and construction of a proposed project. Provide evaluation of alternate solutions and suggest ways to accomplish a desired project to decrease life-cycle costs and minimize impact on existing building systems and programs. (E)
4. Review and assist with development of construction cost estimates; review detailed project budget and schedule; ensure construction documents have required approvals. (E)
5. Assist with Move Coordination, to the extent as necessary to facilitate communication between the user, the mover, the contractor/s, the ITS dept.,the Move Facilitator (Furniture Stores), the UNMC Trades and any other entity involved with the completion of the project. (E)

Construction Quality Assurance20

1. Review project design and construction activities on the site to ensure compliance with design plans, specifications, budget and schedule. (E)
2. Supervise and coordinate the activities of subcontractors and workers engaged in one or more phases of in-house managed construction projects at a project site. (E)
3. Develop an in-house construction management schedule; analyze and prioritize project activities, while ensuring project requirements and project delivery schedules are met on in-house managed construction projects. (E)
4. Select, negotiate and manage bids for in-house construction services and materials, working within the budget of the project. (E)

Customer Service20

1. Work closely with FM&P Architects, Engineers, Design Drafters, Operations, Maintenance and Project Accounting. (E)
2. Represent the department in external interactions with design professionals, contractors, vendors, campus and government regulatory agencies and inspectors. (E)
3. Work with customers at all levels including Directors, Deans, Academic and Staff Department Heads and Business Officers, and Affiliated Hospital and Clinical Divisions to ensure approved projects satisfy requested and intended requirements. (E)

Project Development20

1. Review and develop project scope, budget and schedule through consultation with campus user. (E)
2. Select, negotiate and manage consultants when consultant services are required in support of the projects. (E)
3. Review construction documents prepared by internal A&E staff and outside consultants to ensure the documents are technically acceptable and comply with FM&P requirements. (E)
4. Select, negotiate and manage contractors and vendors for the execution of projects. (E)
5. Research cost, complexity, delivery schedule, approvals, funding, etc. and put in proper format. Apply basic construction cost estimating and cost control concepts. (E)
